The purpose of this stop sign is to help with the pedestrian traffic at this intersection due to the school. The priorities include securing amenities and common areas from possible projectiles that could damage property or cause injury. Ryland has informed us that they have "reserved" an industrial size pump to assist the storm inlets on Signal Island Drive for Friday night. This is the lowest point in the neighborhood and the most logical place to place a pump for the overwhelming storm water off of Appian Way. We are still uncertain of the direct path and overall effect of this storm, so that is why the pump has been labeled "reserved." If mandatory evacuations are put in place, Ryland may not be able to solicit a subcontractor to provide this service. They will also be taking steps to ensure that their jobsites are kept orderly in preparation for the possibility of tropical weather. They will be removing all loose material and trash prior to Friday afternoon to limit the possibility of wind born debris.&lt;br /&gt;&lt;br /&gt;In preparation for the possible impact of Hurricane Irene, it is important to remember to bring in any objects that can blow away, including garbage cans, lawn furniture, garden tools, grills, plants, etc. and anchor any large objects that cannot be brought inside. The facility and adjacent&lt;br /&gt;prep area may be reserved for private events.&lt;br /&gt;(2) Private events must be scheduled through Community Management Group - (843) 795-&lt;br /&gt;8484 and reservations will be taken on a fIrst comelfIrst serve basis.&lt;br /&gt;(3) The property owner reserving the facility must be in attendance at their scheduled&lt;br /&gt;event and will be responsible for the conduct and liability of their guests.&lt;br /&gt;(4) Rental ofthe facility and adjacent prep area will require the following deposit:&lt;br /&gt;(a) Refundable Security Deposit: $75.00. The facility will be inspected by the&lt;br /&gt;cleaning service by 12:00 PM the following business day after the event. Any&lt;br /&gt;damage noted will be deducted from the deposit. Damages in excess of $75.00&lt;br /&gt;may result in a special assessment against the homeowner's property or&lt;br /&gt;possible legal action against the homeowner depending on the severity of the&lt;br /&gt;damages.&lt;br /&gt;(5) The facility furniture and fIxtures are to remain inside of the facility and must be&lt;br /&gt;returned to its original position at the conclusion of the event.&lt;br /&gt;(6) All garbage generated during the event must be removed from the premises.&lt;br /&gt;(7) Vacuum carpet. (There is a small vacuum cleaner in the bathroom)&lt;br /&gt;(8) At the conclusion of the event, all items brought to the event must be removed from the&lt;br /&gt;cabinets, sink, counters and refrigerator. The refrigerator settings must be turned to the&lt;br /&gt;middle range upon vacating the premises.&lt;br /&gt;(9) A key may be requested from Community Management Group (CMG) for access for&lt;br /&gt;such events. Keys may be picked up at CMG's offIce or the Ryland Sales Center.&lt;br /&gt;Please contact CMG at least one week before the event to arrange for key&lt;br /&gt;pickup/delivery. Keys must be returned to the location where they were picked up at&lt;br /&gt;the conclusion of the event.&lt;br /&gt;(10) Lost and/or unreturned keys may result in a charge against the deposit for the cost of rekeying&lt;br /&gt;and key distribution.&lt;br /&gt;(11) Set thermostats back to 76 degrees in cooling months and 70 degrees in heating months.&lt;br /&gt;(12) Availability of the facility for private use will be controlled by Taylor Plantation&lt;br /&gt;Property Owners Association and CMG.&lt;br /&gt;(13) Taylor Plantation Property Owners Association-sponsored events will have priority&lt;br /&gt;over private events.&lt;br /&gt;(14) All events must conclude and the facility must be cleaned, lights turned off, vacated&lt;br /&gt;and locked no later than 10 PM.&lt;br /&gt;(15) Events organized chiefly for minors MUST be supervised by responsible adults at all&lt;br /&gt;times and in all areas.&lt;br /&gt;(16) CMG, Ryland Homes and the Taylor Plantation Property Owners Association do not&lt;br /&gt;assume any liability for personal injury or for the loss of personal property of property&lt;br /&gt;owners or their guests using the facility.&lt;br /&gt;(17) If alcohol is to be served at a private event, the owner must provide proof of applicable&lt;br /&gt;coverage from their insurance company prior to the event. The proof of applicable&lt;br /&gt;coverage must show the Taylor Plantation Property Owners Association as additional&lt;br /&gt;insured for the event date. Alcohol is prohibited outside of the facility. _&lt;br /&gt;(18) The Taylor Plantation Property Owners Association and CMG reserve the right to&lt;br /&gt;refuse use of the facility to any group or organization whose size is likely to strain the&lt;br /&gt;facilities or constitute a hazard in the event of fire or other emergency.&lt;br /&gt;(19) SMOKING IS NOT PERMITTED INSIDE THE TAYLOR PLANTATION&lt;br /&gt;AMENITY CENTER AT ANY TIME. Smokers outside the building are requested to&lt;br /&gt;dispose of their cigarette butts properly.&lt;br /&gt;(20) By order of the Fire Marshall, no grilling, grease cooking or deep frying will be&lt;br /&gt;allowed in the Amenity Center or in or near any pine straw or mulch areas.&lt;br /&gt;(21) The Host agrees to respect the "quiet enjoyment" of the residents of the community.&lt;br /&gt;(22) No one under the age of 21 may reserve the facility.&lt;br /&gt;(23) No pets are permitted within the facility at any time.&lt;br /&gt;(24) No fireworks of any kind are permitted at or near the facility at any time.&lt;br /&gt;(25) Renters of houses in Taylor Plantation may book the facility, but the Property Owner&lt;br /&gt;must co-sign the application. Please note that when you contact SCE&amp;amp;G or the management company the utility company will need to know the nearest address to the light pole or the actual light pole number.  Sometimes this pole number is a metal tag attached near the base of the pole. This is the only way that SCE&amp;amp;G can put in a work order to have the light fixed. Please be sure to make your assessment payment check payable to Taylor Plantation HOA, P.O. Box 912, Columbia, SC 29202. CMG will no longer be able to accept these checks and convert them to the HOA. Checks that are received made payable to CMG will be returned to the homeowner so that the payment can be submitted correctly. Returning these checks will result in unnecessary delays and late fees to the homeowners account. Please be sure to send your assessment payment in correctly to avoid these potential issues. It was discovered that the breaker had flipped. Please report any lighting that is out so that we can have the issue taken care of.
